Close of Escrow

Once everything is signed, you have officially sold your property.

Closing Day

You are close to the finish line. Before closing day arrives, your agent will confirm that every outstanding item on the checklist has been resolved. We will walk through it with you so nothing gets missed in the final stretch.

Final Walk-Through Inspection

Either the day of closing or the day before, the buyer will complete a final walk-through of the property. The purpose is to confirm the property is in the same condition described in the Purchase Agreement, that no new issues have developed, and that no personal property belonging to the seller has been left behind.

Cancel Home Services And Utilities

After closing, we will provide a list of contacts for canceling home services and utilities tied to the property.

Be Prepared

Even in the final stage, unexpected issues can surface. A delayed loan approval, a last-minute appliance failure, a title question that needs resolution. We have encountered all of it before. If something comes up, we address it quickly and get you back on track without making it more complicated than it needs to be.

Closing

After the final walk-through, you, the buyer, and the closing agent will sign the settlement agreement, which documents every financial transaction that occurred through the process and confirms accuracy on both sides. If you cannot be present at closing, alternative arrangements can typically be made depending on the circumstances and advance notice given to all parties.

Closing proceeds can be wired directly to your financial institution or issued by check at the closing table, depending on your preference. Make sure keys and any relevant property information are ready to hand over at closing. Once everything is signed, the property has officially changed hands.

Tips For Selling Your Home

Deep Clean icon

Give Your House a Deep Clean

A property that is visibly clean signals to buyers that it has been cared for. Before you list, clean thoroughly. Counters, floors, bathrooms, appliances, and windows. If you want to be certain the result holds up, bringing in a professional cleaning crew is worth the cost.

Declutter icon

Declutter The Home

Buyers need to be able to picture themselves in the space. That is hard to do when the property is full of someone else's belongings. Clear off surfaces, organize storage areas, and remove anything that does not need to be there. Less is more at every showing.

Call a Handyman

Take care of deferred repairs before you list. Buyers notice what is broken, and a list of open maintenance items gives them leverage in negotiations. Addressing those items in advance protects your asking price and signals that the property has been well managed.
