We Own Rentals Too
Acuity Group opened in 2008, as the housing market collapsed, helping owners who did not want to hand their property back to the bank. Some of those owners still have us manage the same property today.
Our leadership owns, rehabs and develops investment property, residential and commercial, so we manage yours the way an owner would. And because we manage, lease, list and sell under one licensed brokerage, the right answer for your property is never a conflict for us.
What We Do As Your Property Manager
You choose how involved you stay. We handle the rest.
Marketing
Strong marketing is what keeps your rental property occupied and producing income. Acuity Group performs a detailed market analysis on every property we manage so your pricing is grounded in real data and your listing reaches the right audience.
Tenant Screening
Every applicant is measured against one written standard before anyone gets a key: credit, income, rental history and more. You approve that standard up front, we apply it the same way every time, and every result comes to you documented.
Rent Collection
We run rent collection as a system, not a string of reminders. Tenants pay through their own online portal, and lease terms are enforced the same way every month, for every tenant. A consistent process tends to build consistent payment habits.
Maintenance
We do not run an in-house repair crew that needs to stay busy, so our interests stay lined up with yours. Every request is logged and triaged through our system, then handled the way you choose: a vendor from our network, your own vendor, or yourself. We weigh each repair the way an investor would.
Financial Reporting
Every dollar that moves through your property is tracked and reported clearly. Log into your owner portal at any time to review statements, monitor performance, and stay fully informed on how your investment is doing without having to ask.

Local market expertise across the Greater Twin Cities.
How This Works
Filling a property and running a property are two different jobs. We price them separately, and you can take either one on its own.
Here is how to tell what you need.
Tenant Placement
Success starts with placing a qualified tenant.
The tenant you place shapes everything that follows: whether rent arrives, how the property is treated, and how soon you face another turnover. You stay the executive decision maker the whole way. We bring the market data, the experience and a clear recommendation at every step, and you make the call.
What goes into it
- Rent: we show you what the market supports and recommend a number. You set it.
- Listing terms: pets or no pets, pet fees, lease length. We lay out the tradeoffs, and you choose.
- Marketing: photos, video, a syndicated listing and in-person showings, plus our advice on when to adjust the price and when to hold.
- Screening: every applicant is measured against one written standard that you approve before we market the property, applied the same way to every applicant, and every result comes to you documented.
- Move-in: we draft the lease and collect the move-in funds before the keys change hands.
How it's priced
Two fees, set by lease value:
- Leases up to 17 months: one month's rent
- Leases of 18 months or more: one and a half months' rent
Longer leases take more to build, from pricing and terms to finding a tenant ready to commit for the long haul. The higher fee reflects that added work.
A one-time account setup fee applies to each new unit you bring to Acuity, not to each placement.
Members save. Acuity Core members get 10% off placement. Acuity Complete members get 20% off.
Property Management
Running the property.
Three memberships, built for three different kinds of owner. The difference is how much you hand over.
| Acuity Access For the owner who manages their own property but cannot be there in person. | Acuity Core For the owner who wants management handled and wants to know what it costs. | Acuity Complete For the owner who wants it as hands off as it can legally get. |

You handle the day to day. Zillow, a spreadsheet, whatever works for you. What you cannot do from a distance is stand in the driveway. We handle the rental analysis and the tenant placement. Showings, screening, paperwork, move in. The parts that need somebody local. Common for agents who own a few rentals themselves, and for owners who moved out of state and kept the house. |
A flat monthly fee per unit. It does not move when rent moves, which makes it the one you can budget against. Core covers the standard work of running a rental. It is deliberately not everything. Work outside that, like rental license management or a city inspection, is available and priced separately. Usually the owners who choose Core are local and do not mind staying somewhat involved. |
A percentage of rent collected, with the separately priced items folded in. One number. Complete is everything we can take off your plate without crossing a line we will not cross. Tenant selection is the clearest example. The final decision on an applicant is always yours, because that decision always belongs with the owner. Usually the owners who choose Complete are busy and want to think about the property as little as possible. |

Debating Rent vs. Sell?
It is one of the biggest calls you will make on a property, and most of the advice you get comes with an agenda.
Ask a property manager and you will usually hear rent. Ask a listing agent and you will usually hear sell. We do both, so there is no answer we need to steer you toward.
Start with the calculator: put in your numbers and compare holding and renting against selling today. From there, connect with a Member Advisor. We will walk you through the pros and cons of both directions for your specific situation, so you can make your best informed decision. We cover both paths, so our dog in the fight is your best outcome.
What could your property rent for?
Send us the address. We'll pull the comps, look at what is actually leasing nearby, and give you a realistic rent range. If the numbers say selling makes more sense, we'll tell you that too.

Frequently Asked Questions
-
Against one written standard, published before anyone applies and applied the same way to every applicant. You approve that standard in writing before we market your property, so you know exactly how every application will be judged.

Then we tell you, and we are glad to. We run that analysis before you commit to anything. We manage, lease, list and sell under one brokerage, so whichever way the numbers point, it is a path we can take with you. You get the real answer either way.
-
Vendors from our network or your own, never an in-house crew. Many management companies run their own maintenance department, which turns every repair into revenue for them and quietly changes what gets recommended. We do not have one. We coordinate the work, our coordination fee is set up front, and you see exactly what the vendor charged.
