Renting Out a Home in Monticello

A real rental market, with deadlines that do not move

Monticello is a true rental town. More than one in three households rents, across an older downtown along the Mississippi, 1990s and 2000s subdivisions, small multiplexes and apartments. Xcel Energy's Monticello nuclear plant, with a federal operating license extended to 2050, and the CentraCare hospital in town anchor the job base, and I-94 and Highway 25 tie the city to the rest of the region.

The city runs rental licensing on fixed dates. Every rental needs a license before a tenant moves in. Every license in Monticello expires on March 14, renewal applications and fees are due by December 31, and the fee doubles after that. Rentals are inspected at least every two years on a schedule set by address, and the city holds owners responsible for repeated disorderly conduct at a property.

Utilities are the quiet trap. Past-due utility balances of $75 or more are certified to the owner's property taxes each fall, after a September hearing notice. A tenant who stops paying the water bill can become the owner's tax bill.

Acuity Group serves Monticello owners from our office in Elk River. With this many rentals in town, pricing has to be precise and screening has to be consistent, and ours runs on one written standard for every applicant. Depending on your membership, the December, March and utility deadlines can go on our calendar instead of yours.

Discover Monticello

Monticello punches above its size in terms of amenities, a strong hospital presence, a well-developed retail base, and Mississippi River access give it a lifestyle profile that supports genuine long-term residency rather than transient occupancy. The city has attracted light industrial and commercial employers that create a stable local employment base, which matters considerably when evaluating rent collection risk across a portfolio. For investors eyeing growth markets beyond the immediate metro ring, Monticello's fundamentals are hard to overlook.
